West Quay Estates and Lettings Ltd offers a complete service which includes:

  • Carrying out all necessary checks and completing required paperwork

During the market appraisal we can offer advice about the presentation of your property and any additions, improvements or redecoration we think will help maximise the property’s potential. We will run through your legal obligations as a landlord including informing you about the Rent Smart Wales Scheme and provide a valuation of your property. Finally we will explain the different lettings services provided by West Quay Estates and Lettings Ltd and  the fees you will pay for them.

We offer two levels of service:

Let Only Service: 

  • Full marketing on our own website as well as the National portal Zoopla.
  • Organise Energy Performance Certificate (Required before advertising), Gas Safety Certificate and Electrical Certificate if required. Prices separate and additional.
  • Pre vet all viewers to check suitability within the framework agreed with you
  • Accompanied viewings
  • Taking reservation, references and credit checks from applicants
  • Arranging legal documentation and signing with all parties
  • Collection of deposit from tenant. Deposit will be passed to Landlord for registration.
  • Accompany tenant to the property and provide with keys and brief walk around. Take meter readings
  • Account to you with Statement for first month’s rent, deposit and all deductions
  • Contacting utility companies for gas, electric, water and council tax to advise of new tenant details following move in

Fees for find only tenant 50% of the first month’s rent with plus VAT there is a minimum fee of £300

Fully Managed Service:  (In addition to the Tenant Find Only Service)

  • Inventory
  • Monthly rent collection and any chasing required if rent not paid
  • Collection and registration of deposit with West Quay Estates and Lettings Ltd and TDS Scheme
  • Accounting to you with a monthly statement tracking rent received, our fees and any contractor bills
  • Keeping records of any maintenance reported by tenants
  • Instructing contractors where necessary and within the terms of our Agreement with you regarding cost
  • Regular inspections at your property with reports provided highlighting any maintenance and/or following up with tenants on queries
  • Undertaking check out report and collecting keys

Fees:

Find a tenant fee £200 plus VAT = £240
1 Bedroom £45 plus VAT = £54
2 Bedroom £50 plus VAT = £60
3 Bedroom £65 plus VAT = £78
4 Bedroom £75 plus VAT = 90

Additional fees
EPC £60 plus VAT = £72
Gas Safety £60 plus VAT = £72
Electrical Report £110 plus VAT = £132
